Information Request Dear Jameel Sahib. I am looking your replies on this site for some time and I think you have very good knowledge and analysis about property related issues. I need your kind advice for myself. I want to buy a house for myself having following features/facilities. 10 marla house with atleast 3 bed rooms. Area should be neat and clean. Which area will be suitable and what will be approximate price for almost new house (0-5 years old). It should be free from any litigation/legal problems etc. Transfer should be easy and faster. Location (approach) should be good. Wapda town, askari-10 or Askari-11, valancia, PIA or PCSIR-II etc., which will be better. Society should be atleat 20 % populated. What will be approximate transfer time required. Once again, it should be free from any fraud etc. I shall be highly thankful to you if you reply me in detail. Regards Khan

If you find texture paint always think that they tried to conceal a fault.

There is only 100 yard long boulevard on site and nothing else. They hardly have 300 to 400 kanal total land. New Lahore City dont have paved approach road. Please please please visit the site first and than book a plot. If you book now you run the risk of loosing half of your booking amount. If you still cant stop and desperately want to buy a plot on installment than please wait till booking stop and you will get same plots at half the price as these developers that overbook their plot never let the price rise until they buy back their paper over booked plots at half the booking price and shape of cash buying at half price or with use of merger. This easiest way to mint the money these days. You have been warned many times about New Lahore City and dont come crying here if you book the plot now and come back after booking that you was not aware what is going on in here.

New Lahore launched I have seen ad for new Lahore launched by Rafi and Zaitoon Group. Although the group gave some “Mall Projects” to Lahore, this appears to be their first land development project. Plz provide your valuable comments on how good it can be as an investment. THe location appears good as just near to Bahria.

Need advise re overseas sector Bahria Rawalpindi I have purchased on instalments a 1000 sqft plot in overseas sector 9 rawalpindi in 2004 and have so far paid approx.35000 pounds(44-46 lakhs in pakistani currency),I have to pay 2 more instalments + surcharge.Bahria wants me to pay 19000 pounds (26 lakhs) more.In total 70 lakhs approx.(although they said it is a corner boulevard plot and now it is in sector 3 Bahria phase 8).Please advise if I should go ahead and pay this money or ask Bahria to refund my money minus 10%-20%. Specially when you paid all what agreed initially. But problem is they dont disclose development chages or later they said development cost increase and you have to pay else your plot will be cancelled and you wont get any money.

Advice replied on Friday, April 15, 2011 07:10 AM PST Shahid, Overseas sector will be a great location and if you meant 1000 sq ‘yd’, and not 100 sq feet than it is definitely worth it. I have seem many BT sectors/phases including BT Golf City Islamabad and there is no better place than that. If I were you, I would pay the rest. I think 70 lakh for a 1000 sq yard plot in overseas block will be worth the wait. I know some folks on this site have stated some contradiction on one particular sector (which I don’t recall), but BT from what I have see is the best developed area. I cannot imagibe BT screwing any sector especially overseas block. This will give very bad reputation to them and they cannot afford it. I have seen a layout of the overseas sector and it will be one of a kind.
