Eden Garden Extension is located on largest Ganda Nalla in Lahore called Hudaira drain. You cant stand or breath in Eden Garden Extension due to acids smell of this Gamda nalla for more than 5 minutes. Sirf Qistoon key chakar sey log chakar kha jatey hain. Eden launches a scheme every two weeks. How many schemes they hand over every two weeks to you. My Pakistani brothers please wake up and dont fall for these type of gimmicks.

Although i hate that delay myself as well but this delay factor is every where, whether it is DHA lahore, or DHA islamabad or Bahria or numerous other socities.

It is better not to buy in Eden extension, as you might have to wait for another 5 years!!!!! If anyone is too much tempted, perhaps eden lands is better options as almost 2.5 years passed since its launching.

What are the good and bad points regarding this new scheme Eden Gardens Extension. I am a hard earned employ and never wants to get in trouble by fixing my money. How do u see it as an investment ?? and if someone has to build a house over it after the possession.?? is it a good place to live with all facilities what eden gardens has been saying to deliver, if they deliver ?? what is the future of this land or society? i will appreciate ur concerns and suggestions thanking you in advance…

shahid khan replied on Wednesday, May 11, 2011 09:42 PM PST no doubt it is one of the best location i have ever seen. committed approach, main ferozepure road, beautiful road, with green belts, near to interchange, and chances of metro stop at maggo matti.prices r reasonable at present, but if interchange built and metro starts in operation then it will be far from facts to buy houses in eden gardens. eden is a relible company apart of its delay problems. but keeping in view its location, price and facilites in near future the delay factor is not so discussable.

I got booked a small houses in Eden Gardens, for my living. The houses were suppsoed to be delivered in 2 years. It is more than two and half years now, but the construction progress is hardly 40%. I am afraid this society will take more than two years more. Eden is not completing their ongoing societies, instead they launch a new society every other day.

HASSAAN replied on Friday, May 13, 2011 12:03 AM PST well guys all of u are ryt at ur footings… i have visited the site today and i was really surprised and upset to c eden gardens commitment level on ground….now wat happened lets read, when i met with the marketing represented wearing a kool neck tie sat in kool air conditioned hall….lol it looked all drama frankly (having no substance) i asked him to show layout plan or master plan he said we dont have anything to show….we would show after balloting …. than when i said about ur LDA approval of land size he said its all most 3000 to 4000 kanal ( he wasnt sure of the real size) as he was sitting to market his product (a fool).. than he told me that there are two things to book 1) 5 marla plot for 550000 and 2) 5 marla plot for 450000×5=2250000 without development charges………i was astonished with the later price range…he told me it was for those plots who come just after the eden garden and it is phase 1….. and the plots which were 550000 (5 marla) are in phase 2 well development charges are 35000/marla and will have to pay after 6 months well guys the site conditions are very embarrassing….the project which was started 2.5 years back and was committed to deliver in 2.5 years but on ground there is 15-20% progress see the way they deliver ( much embarracing and was a real point to get apart with this new eden garden extension) no link road uptill now even in eden garden and hardly 500 – 700 m long boulevard ….in completed houses (trees and plants has been grown up in the in completed houses)… now tell me after watching all of it on site who wants to fix his hard earned money in such scheme please tell me what should be the best idea …?

ahmed shahaab replied on Sunday, May 15, 2011 05:36 PM PST dear mr hassan i think u r going on a wrong way or definately making a mistake, i lives in london, and having full information that structure of houses has been fully completed, and finishing is on its way soon. u should be aware that roads and others works starts after the completation of house, they need machinery for driange and digging purposes so no need of machinery for finishing purposes. pls dont compare eden exten with eden gardens. eden gardens is far best and suitable for those having low budget. i visited pakistan in november and visited this colony.in my view and to the best of my observation this is of course a land mark of future lahore, if ganda singh border open and metro starts to opertate from here, just imagine, what dha did peoples bought files of phase 9/10 at the rate of 45/47 lakhs and now no one is interested to buy them even in 15 lakhs. what bahria did . at least it nothing with eden apart of its delay problems. make sure no one can offer u a house 2875000/- of 4.6 marla with all amenities and facilites. and even u cannot buy a 4.6 marla plot in dha with this rate. i think the above is clear but if u still in the middle of mixing up then i cannot resovle ur inner intention.

First project launched was Eden Gardens which were due to be handed over this year. So far Few houses are under construction, water tank etc, only main Road is Partially built. Eden also launched Eden Lands at the spot. These plots are due to be handed over mid next year. It seems unlikely as houses are not built in time, so it will effect the Eden Lands (plots) handover as well. I visited the society few days back and took some snaps. If you like i can email you for you idea. I also invested in Eden Lands keeping in view that it will be at Ring Road interchange, RMTS (Rapid Mass Transit Sytem) (which is like 5-7 years old project and so far nothing concrete has been done in this connection). Because of this LRMTS news, there is little stir in the market and agents are after sellers offering them only 70% or so of their investment and selling at whatever Allah knows better. Eden Garden/Lands will be good future investment keeping in view 1. Ring Road, interchange, 2. LRMTS (a far cry) 3. DHA 9/10 adjacent 4. Central Park & Bahria Nasheman societies on Ferozepur Road. 5. Great improvement of Ferozepur Road, (still going on) Please invest wisely.

These are projects of two brothers Mr. Arshad Choudry and Mr. Amjad Choudry when they were together earlier than 8 years their all projects were credible and their name grow. But when they splited both are launching their projects with Eden Name but you can differentiate by their phone number. Both have one policy using their last credibility collecting money from people in short period say for 18 to 24 months and getting profit on your money for long period but their comitment is false extreamly. Now currently in 2009 I purchased their product of Eden Vista but their land is ready and with boundry but not constructing the infrastructure according to their comittment to give us possession in Jan-2011. This type of situation came becasue property prices are not going high as before. They only sold 20% of project we are from those 20% effected. Unfortunately we have paid 74% rest we stop becasue of no any develpement.

Now they are working as: 1- Eden Housing 2- Eden Developers This project Eden Boulevard, Eden Residentia, etc are advertised by Eden Housing and they have the bad reputation. They are selling on project with many names and people get deceived due to name of Eden which in past, have been a success symbol. On the other hand Eden Developers started their project on Bedian Road. Up to my information Eden Developers are far better than Eden Housing. Commenting on the overall problems in Properties, I will say that unless the affected people jointly go to court and stage demonstrations against all culprit housing societies, the circumstances shall not change.

I and some of other colleagues got booked small houses in Eden Gardens Ferozepur Road. They promised to deliver in two years. Two and half years are passed but the progress is not more than 30%. With same speed they will take five more years for sure. They delayed construction by themselves, but sending notices to us for price escalation adjustment. I wonder how they are managing to sell their projects with many delayed ones.

further que i have a house of 4.6 marla at eden gardens, ferozepure road lahore and someone misguided me that it wont be available before three years, but now i received a letter from eden that the colony houses will be handed over in march,2011.i also send one of mine cousin to check the site and he informed me that the colony is at finishing touch, and it is a very beautiful site.i understand eden reputation, but its confirmed that eden gardens shall be handed over in march.

Here the problem with all societies is only delivery time..Practically they are not committed in handing over but expect customer to release charges on time on date (And fine after due date as well). They market it is as a scheme on main Feroz Pur Road but its location is bit odd. On main Feroz Pur Road, there are actually two Eden’s schemes beside each other with a main double road separating them. One called Eden Gardens and other called Eden Lands. The Eden Meadows Block A starts when Eden Gardens finishes (0.75 KM from main Feroz Pur Road), and Block B comes after that. The prices they are marketing are actually for Eden Meadows Block B which is actually 1.5 KM and more deep from main Feroz Pur Road. Block A prices are starting with 340,000 Rs./marla. I also saw progress on Eden Garden home construction and the fact is that even the skeletons are not yet ready for majority of the homes. Even the main double road is constructed to 100 meters or so. I can easily guess that it may takes many many years before development of the scheme will be completed. The development charges by the time I visited were 40,000 Rs./marla which will have to be paid after 1 year. I asked for map of the scheme and it was not available and they said it will be ready in two months time. I hope the information will be helpful for the people planning to invest in the new Eden scheme

DHA Lahore Parkview 10 marla is available at 13.25 lacs
DHA Lahore Parkview 1 kanal is available at 19.65 lacs
DHA Lahore 5 ext 1 kanal is available at 25 lacs
DHA Lahore 9-10 1 kanal is available at 15.40 lacs

I have not included DHA6 7 and 8 proper allocation files prices because I think you will lose lot of money as all good plots are already allotted in these phases. Chance to get a new good plot on an allocation file are not in your favor anymore. If you loose money I feel sad too.

DHA 6 7 and 8 dozens of plots are available for sale mostly on baina but buyers are hard to find. People are demanding higher prices but no buyers at those high price.

Currently a lot more seller than the buyers. For every one buyer there are 7 sellers today. Business have slowed to almost halt once again after past 2 3 very strong months.
