informer replied on Friday, July 1, 2011 12:17 PM PST Being the resident of this area i know good and bad of this area. since the most of houses are old built but when we compare price in this area one can find better house in better blocks like in G, H and E around 60 to 70 lacs. In earlier i know a house sold after a lengthy period to sell this house is 68 lacs in G block. But sorry to say to Dr. sb. and Mr. Ahmad that demand should be reasonable instead of pathan price. Any way we can pray u will sell the house at ur demanded price which is impossible. thank u

shahid khan replied on Friday, July 1, 2011 04:18 PM PST dr tanveer sb i understand ur demand but this is not ur surgery where u can charge accordingly, this is public forum and they knows the facts of current market, gulshan e ravi is not the heart of city as someone mentioned above, there much better place which i believe much better and cheaper than gulshan e ravi.public trend is now completely change and they never bother that chowburje is the neartest part of ur place.anyway u will be lucky if u get 35% less of ur demanded price as the market is now at termoil, and there is no buyer at lenght but sellers everywhere

Mohsin replied on Saturday, July 2, 2011 01:00 AM PST LoL! kiddish comments here like “khuda ka khuf karein” blah blah have now become so common on this forum! I wonder howcome everyone posting a reply here can be so ignorant, commenting on something that you have no idea about! And I am sure that not even a single person here from all those who posted a comment is fimiliar with the recent prices of bricks only (rest of the building material prices are far from knowing for such ppl). Prices in fully developed housing schemes inside the city can never be compared to localities such as DHA / Bahria town etc, land price per marla is always much higher in fully developed areas. I hope CMY puts some valuable addition to this subject with his wise comments. I myself am a resident of Gulshan-e-Ravi F block. Blocks like G,E and some portions of F are very expensive! 18 months back a corner double story house 30 years old construction in f block (between 400 and 425) was sold for 95 lacs after renovation! There barely exists any empty plot now in these blocks of Gulshan-e-Ravi. But if there is any, only its land price per marla is between 6-8 lacs! and with current prices of building material, even 40 lac is not enough for good A grade construction. so for all those who have in mind 60 lacs for a 10 marla house should better consider bahria town for themselves, even there it would be very difficult to buy a new house within this budget! Regards!

kayzee replied on Saturday, July 2, 2011 01:12 PM PST i think these people are property dealers talking bullshit only to discourage sellers for their own interests. @Ms Amber i will bravo you if you can get only a 10 marla plot with 6 M rupees. Plz come out of your drawing room

ahmed shahaab replied on Sunday, July 3, 2011 11:06 AM PST DEAR MOHSIN AND KAYZEE i understand ur feelings but please face the reality. gulshan e ravi is not the heart of lahore. it is a place of continous noises and trafic jams. peoples dont bothers whether it is near chowburjee or samnabad, the trend of peoples is now completlely changed they prefered to stay away from noises and hurdles.i think if mr amber wishes she can get a 12 marla double storey house less than 6 millions in eden gardens lahore, i understand the project is delay but undoubtfully it would be the landmark of lahore due to its approach, excellent atmosphere and location. i personlly never buy a house in such conjucted places and love to live open space which ofcourse is the demand of future

Mohsin replied on Monday, July 4, 2011 11:41 AM PST @ Ahmed shahaab O mere bhai kamazkam reply to ghor se parh lia karo phir jawab dia karo :) I never mentioned that G Ravi is the heart of Lahore, did I? No its not a place of continuous noises neither the traffic jams, but yes the environment and air pollution is at its peak now due to illegal factories along the band road(now call ring road) the trend that you mentioned will not effect the property prices in these localities, 90% of the people who are doing business in markets of central lahore prefer such localities! A person who has to travel daily to a market like Shahalmi will not prefer to live in DHA or Bahria town! As I mentioned that I myself am a resident of G Ravi(F block), I myself am now planing to leave this locality and move to either DHA Wapda or Bahria town. and at the moment I already have an offer of 9 millions for my double story house with 6 years old construction(orignally 25 years old and was renovated completely in 2005)! Please have some knowledge about the issue before you think to comment on it.

eden palace villas lahore Biggest cheaters took my money and have not delivered house in eden palace villas lahore. I have paid for one house in eden palace villa one year back, they promised the possession in 6 months but still after 1 year i am hanging at the same position. i don’t have sufficient funds to invest again for house. i am living in rented house from last one year. Pakistan government should take action and audit their previous projects. they collected millions from public and investing nothing on eden palace villas. every time i visited their office, they promised for next 3 months and told me about funds but they have invested funds buying land for new projects. they are collecting huge money from innocent people by the name of Eden Abad, Eden Gardens, Eden Home etc. Pakistan govt. should ask them to complete their previous projects before they open new projects. we have decided to file a case in supreme court against eden. Eden Housing and Eden builders are doing the same thing to all of their clients. I have met with many of their recent clients who are planning to file case against them. Eden is delaying all of their projects including eden gardens, eden lane villas, eden lane villas 2, eden city, eden cottages, eden abad etc. But the biggest of all is eden palace villas where they are not doing any progress from last 4 years. Eden palace villas people have decided to file this case in foreign court in london and are almost ready to take action against Dr. Amir who is owner of eden housing. http://www.complaintsboard.com/complaints/eden-housing-lahore-c114223.html

Comments replied on Tuesday, June 21, 2011 09:46 AM PST Mr. Govt is right. Keep share of Zardari in every deal, now his rate is increase from 10% to 40%. We are sorry for you, but leason learnt for every one to take land and construct youself is the best way to have house.

LOL replied on Tuesday, June 21, 2011 11:10 AM PST Eden peoples are doing the same thing for all their projects. They collecting money on the name off a project…… with the same money they start a new project…that is why they have a chain of projects. I surprise when friends comments 2, 3 years DELYING is not a big thing. Dear then what is cheaters.

ali11 replied on Tuesday, June 21, 2011 03:16 PM PST @LOL can you mention any project which was completed in time ? I can’t remember any! DHA, Bahria, etc etc. Its same all over, not just Eden.

looking for property dear viewers and mr cmy i lives in london and wishes to invest in lahore. i did contact some pakistni families here and they visited recently lahore and bought houses in eden gardens. they advised me better to buy house in eden gardens due to its excellent location and approach.i also discussed the matter with my brother in law and he also suggest me it is a good place to live in future.i also did contact eden but the project has already been sold out.so anyone who wish to sell his house in any category from 5 marla to one kanal, must receive full amount in one day if deal finialised. only serious and willing landlord/landlady should contact on my email or either cell no if convinient. kind regards

eden effecty replied on Tuesday, June 14, 2011 08:54 PM PST dear. why u are going to play gamble with eden. the quality and reputaion of the company is bad. send somebody to eden lane vilas and then u wil get the quality report. if stil intrested then buy only on ground property may be canal vilas.and if u can wait long time then go ahead

shahram khan replied on Tuesday, June 14, 2011 10:35 PM PST dear eden effecty i understand ur concerns. but to whom we trust. defence is far away of our reach. central park and elite town r far far away from the city. bahria is also not within the reach of approach apart of its curruption stories. so i decided not in a hurry but discuss the matters with family and friends and even those who bought houses in edens.i know the project is delay and might be handed over next year and i m also planning to visit lahore next year,so everything is according to my plans.further more if u have effected at the hand of eden and wish to sell ur house i m ready to make a deal with u.if u r ready then pls intouch with me. many thanks and Allah hafiz

ali11 replied on Saturday, May 28, 2011 09:18 PM PST The construction is at halt at Eden Garden. Eden is not paying attention to this project. If you are too much interested, contact eden office and they should have many for resale.

ahmed shahaab replied on Sunday, May 29, 2011 01:33 PM PST dear mr ali i did contact the eden office several times on 009242111646565,but i have been told that the project is completely sold out and nearly completition. i also did contact some estate agents but there is a far far laps between their prices and the prices of edens, therefore, i advert here if i may contact some sellers direct instead of estate agents.anyway thanks for information

ali11 replied on Sunday, May 29, 2011 05:57 PM PST A 500 rupees ad in Jang & many seller will contact you. There are some real nasty agents in the market, i know two of them, one is Rizwan, other is Salman Ali. They try to buy from seller like 50-60% of what is paid (heavy loss for seller) and then sell for higher price. They are also spreading negative rumors for the Eden Gardens. Stay away from these culprits.

Should I invest in Pakistan in current condition ? Please let me know if this is a right decision to buy a property in Pakistan in current circumstances as we see Pakistan is suffering through Terrorism. Please advice.

SaeedAhmed replied on Tuesday, May 24, 2011 11:05 AM PST my advice is not well taken by my own relatives, but i still insist that do not buy property in Pakistan if you currently have no plans to move back in Pakistan; because: 1. rapidly deteriorating condition of rupee. 2. still stagnant or loosing value of property. 3. worst social, political, economical conditions. 5. high inflation just compare Canadian $ worth in 2006 and in 2011 against rupee; almost 60% increase. just compare property value worth in 2006 and in 2011; went down a lot. So those living in north America or Europe or Australia who invested in property they r the one who lost the most. if u have cash dollars in hand whenever u come back u will have upper hand due to reasons mentioned above.

Mr. Khan, Jeddah replied on Tuesday, May 24, 2011 12:08 PM PST Dear Saeed Ahmed, We should also think about our country, which unfortunately has been continuously betrayed by our Generals, Politicians and Bureaucrats. Pakistan needs our support, money and investments. Wake up before it’s too late!

Guest replied on Tuesday, May 24, 2011 12:13 PM PST Dear Brothers, Invest as much as you can in Pakistan. Muslim Umma and Pakistan needs your support. We in the overseas have started sending extra money of 500 Dollars every month, to our own relatives to support Pakistan. May Allah(swt) bless you and muslim ummah. ameen.

AG replied on Tuesday, May 24, 2011 01:12 PM PST @Mr. Khan, Jeddah. @Guest. I fully agree with you. Pakistan is the Future & Custodian of our children & we must think of Pakistan more than any thing else. I am working in Middle East since 1978 & whatever I earned is either spent on the needs of my family back at home or invested in Pakistan. Pakistan does offer good oppertunities inspite of all odds. During my stay abroad I have come across people from all over the world & know how do they feel about their homeland. We must help our homeland out of crisis instead of throwing insults & hating Pakistan.

abc123 replied on Tuesday, May 24, 2011 01:17 PM PST @Mr. Khan, Jeddah. @Guest. THUMBS UP! I salute your patriotism.

Arif replied on Tuesday, May 24, 2011 01:35 PM PST We should certainly encourage patriotism but the question was regarding the economic sense of investing in Pakistan property. I think focusing on short term gain and getting discouraged by individual events (like earthquake or terrorist attack) are two important mistakes people make while investing. Societies almost always successfully absorb just about any blow no matter how big including World War 2 in Europe or 1947 riots in South Asia. I believe terrorism will be defeated in Pakistan because it has already been defeated in Iraq, Sri-Lanka and Northern Ireland. I think investing in good property has always been rewarding in Pakistan if you compare prices over a 15 year period. Compare 2010 with 1995 and you will see property beating exchange rate. Compare 1995 with 1980 or compare 1980 with 1965. I don’t have empirical data but I don’t know any one who has become rich just by saving dollars. As for US dollars it is going weak itself. Pakistani bank’s term deposit rates easily beat the increase in price of US dollars. Above comments compare Pakistan property with foreign exchange only. If you have some smart investment going for you in North American that is giving you high return then that is a different story. However no one has shared their happy story from North America on this site. They just seem to be going through one bubble (dot com bubble) after another (property bubble). I do wonder sometimes how is the rental return in America after paying property tax, insurance, maintenance and income tax. May be someone from North America would like to share their experience in this regard.

SaeedAhmed replied on Tuesday, May 24, 2011 01:41 PM PST its interesting to see all those comments………. from all those who r living overseas. yes while i was abroad, i was a lot patriotic and that was the reason i came back to SERVE this country. however, the level at which i have worked and interacted with top most policy makers of this country…………. i have little hopes that things will improve in near future. i m sorry, many people will get hurt, but it is ground reality we must face. this country is in deep @#$% just because of its own politicians, armed forces, bureaucrats, and judiciary. anyhow, this will get long and long without and fruitful results. The question asked by respected Zahra was about property and of-course it was from point of view of making a profit or secure investment; and my response is from that perspective as-well. and it should not be taken to judge someone as a more or less sincere to the country.

Mel Gibson ‘The Patriot’ replied on Tuesday, May 24, 2011 02:10 PM PST Dear ‘patriotic’ expatriates, It is a fallacy if someone thinks that buying a plot back home is 1) an act of patriotism and 2) constitutes investing in your country. You know that you only do it for your own gains. You must also know that you are the key cause of land price distortions that make homes more expensive than a legitimate income/salary would allow for a pakistani living in his homeland. You earn in $$$ and buy in Rupees. The average sheedah earns in Rupees but must compete with your $$$. Not fair. No wonder he rips you off (not saying it’s right, though). Fallow land does not contribute to productivity of the nation. No goods are produced and no jobs created (other than supporting the most despised segment of society: ‘dealers’). If most of the money that poured in to the country post 9/11 and even now went into productive assets or primary issues in the stock market, then you would see what a sustainable boom and expansion of economy is. Instead, we like to gamble on share trading (secondary market) or buying plots where we hope to get quick gains without putting in efforts and knowledge. Even those that work hard for each penny abroad hope for overnight gains in their own country. Our own country is not to work hard in, it is to live the good life! What we all seek are capital gains. Capital gains are those from selling those assets that have the ability to generate income themselves, and by definition, capital gains are not ordinary or recurring income. We must shift our focus to actually generating income from those assets i.e. milk the damn buffalo, don’t take her to the market to get her price checked every 3 days. The plot obsession is a national curse that benefits relatively few but consumes the majority of everyones resources. Every few years everyone is taken to the cleaners, and the dealers and market manipulaters are laughing all the way to their foreign bank accounts, while driving BMW 7 series that they earlier could only hope to rent for their wedding ceremony. Another curse is the obession with saving in gold. There is nothing more useless than gold. Absolutely nothing it can do except look shiny and pretty and dazzle people that are easily dazzled! You may say that you are not aware of avenues to invest, so can only put in plots. You are absolutely correct, there are no passive forms of safe and attractive investment in Pakistan. If you have enough resources and courage, a real show of patriotism is to return to this jungle and do something that you learned or practiced abroad. I would not advise this personally as prospects are very dim for the country, for faults entirely of our own making. However, if you insist you are a great lover of the country and you pine for it while you are abroad and keep talking about how great the food is, then bring real investment into the country. Pakistan doesn’t need money (well not as much as you think). What it needs, what it is literally dying for is YOU and your INTEGRITY and your COMPETENCE and your HARD WORK. If you can bring those values you’ve learned abroad back and practice them, then it would be like a blood transfusion for a very sick patient. If you can’t do this, then don’t try to give false assurances to yourself and the country about how great patriots you are. Patriots don’t run away when the war is raging, they return to the ranks to fight the good fight. Who am I? I am no patriot, just a pragmatist. I am just tired of the hypocrisy and pretenses that follow a pakistani no matter where he or she takes up residence in this wide world of ours. Good luck to your wherever you are.

Theory replied on Tuesday, May 24, 2011 11:55 PM PST Pakistan was created on two nation theory through democracy. Two nations implies two kind of people in Pakistan, one type is ripping off and the other is being ripped off and the democracy is taking its revenge.

Arif replied on Wednesday, May 25, 2011 12:07 AM PST Atiq bhai you are ridiculous…………..as always.

AG replied on Wednesday, May 25, 2011 01:17 AM PST Gentlemen, 1. Only Pakistanies can bring Pakistan out of its present difficulties so let us face the reality & do whatever we can do to help our Pakistan. We can not & should not run away from our responsibilities towards Pakistan. 2. Buying a plot in Pakistan helps our country in many ways.It brings foreign exchange,it creates jobs with the developers, it helps construction industry in many ways when people build houses on their plots,it reduces shortage of housing units. There are more than sixty industries which benifit from the construction activity. 3. I know the feelings of our brothers who were either been cheated or harmed. I know there are some people trying to harm Pakistan & in turn harm us.Believe me the only way of defeating these people is to be faithfal to our country,WORK VERY HARD FOR THE ECNOMIC STABILITY OF OUR COUNTRY & REMAIN UNITED. Our brothers should vent their anger in some other way than accusing & insulting our Homeland. GO & ASK PALESTINIANS WHAT DOES A HOMELAND MEANS.

Anwer replied on Wednesday, May 25, 2011 02:06 AM PST Salam AG, I thank you AG. and agree with you 100%. Only we ourselves can help Pakistan and may Allah(swt) in this. ameen We will never let our country down. I know many overseas Pakistanis which are sending money to their own relatives to bring in the foreign exchange. /Anwer

rana replied on Wednesday, May 25, 2011 06:33 AM PST Mel Gibson ‘The Patriot’, it was simply a treat to read your post. While I am someone who left pakland 30 years ago and never looked back, invested excess $ in plots, I do not consider myself to be patriot.

Imran replied on Wednesday, May 25, 2011 09:24 AM PST Good to see some nice and some not very nice comments about pakistan, but we should face reality, we as expats are working hard and sending foreign exchange to pakistan for decades, if we keep on doing this do you think that situation is pakistan will improve. Here the people in the government are not taking any responsibility, all the responsibility is with general public. Compare pakistan with other countries where there is law and order and good economy, it is not the general public over there but the policy makers and people in government who are guiding the country towards prosperity. People in all the countries are more or less same, everybody has a desire to prosper and live a good life but when there is no opportunity, thanks to the goofed up policies of government then people use unethical/criminal means to gain money. Each one of us love our country but we are all feeling helpless due to unavailability of any way of action

Ahmed (Calgary) replied on Wednesday, May 25, 2011 10:13 AM PST @Atiq Raja What was the value of your property in 2003 in Islamabad and what is the value now. At least 50 times more. Is there any country in the whole world where property can grow that fast and with out paying one penny as income or wealth tax? How much have your wealth grown in UK? Regards Ahmed

Javaid replied on Wednesday, May 25, 2011 12:41 PM PST I think what Saeed advised is based on technical analysis of the current situation and no doubt, our country is going through the most difficult time in its history. At the same time, what Mr. Khan mentioned is also correct – we should not leave the country when it needs us – we need to increase the morale of the nation and I have no doubt that our country will bounce back insha-ALLAH. I live in abroad and can’t describe the pain of hearing bad news about the country – our country should have a higher priority than any other thing and if we don’t step forward now, we will be gone forever. We are respected only if we have our country on our back – ask Palestinians how does it feel when you don’t have a country to go and live – in good times, our contry helped us gain the qualification to go abroad – now when country needs us in bad time, we should give our best to save it. Current Price I am dealing to buy a 10M house in Wapda Town Phase-1 Block F-2 near 713 in 88 lakhs. Can the brothers advise me regarding the right price. What will be the transfer fee and taxes ? Thanks,

shahid khan replied on Monday, May 23, 2011 06:47 PM PST this is not too much but too too much price

Jameel replied on Tuesday, May 24, 2011 03:17 AM PST If the house is new and construction is A Class then worth of House can be upto 85, But why not buy in this Much amount in Faisal Town, or defens?, Adding few lacs more one kanal House can be tried, For Zero meter house there is one precaution as Bath rooms on 1st Floor are not used hence there can be some times severe problem of seepage, This Problem cant be solved, one of my friend is suffering from it and his all investment is ruined, I encountered another house for sale it was 4 years old with severe seepage problem and was available on plot price only, and owner war telling himself that it is “malba” I myself never gamble for buying Thekedar Built new house My advise is either Build House yourself Or Buy few years old. Regarding transfer fees at present 10M plot transfer is about 120,000 Built house I am not sure.

Chief Guest replied on Tuesday, May 24, 2011 12:19 PM PST According to my opinion, price is not to much. Because price of the plot of 40 feet road is about 45-50 lakhs. So price of the double storey building 38 lakhs is not much. Anyway, Mr. Mohsin could you please through some light on this topic.

Javed Akhtar replied on Tuesday, May 24, 2011 03:20 PM PST Mr.Jameel: Thank you for your valuable advice. The house is certainly new but built by the Builder. You are right, I may get a house with the same amount in Defence/Faisal Town but not a new one (I am already living in Faisal Town). I’ll consider your advice. Mr.Chief Guest : Thank you for your experienced analysis. I’ll consider it too. Mr.Shahid Khan: Probably you are taking it as a plot but as a matter of fact it is an already constructed house. Anyway thank you for your sincerity.

Adnan replied on Tuesday, May 24, 2011 03:39 PM PST My House is in J2 and new houses in my lane have been sold in range of 80-93 lacs(10 marla) in last 2 years. these were all built by builders. I have been looking for 1 kanal house in Wapda /valencia/NFC and in my last visit to Pakistan, there were 5-6 year old 1 kanal houses available around 1 crore in good condition but bathroom and leakage was a concerns and I was unable to finalise a deal in my short visit. As per your question, this is a prevalent rate in Wapda town for 10 marla newly constructed excellent house but better deal would be buying a kanal House which is 5 year old.

mohsin replied on Tuesday, May 24, 2011 05:58 PM PST i do agree with mr shahid khan comments that it is too much. for ten marla 88 lakhs. we can buy a far better house in this amount in lahore cantt, much better location than wapda, and even we can buy in 65 lakhs a 12 marla double storey house in eden gardens ferozepure road lahore which i beleive an excellent location and no doubt the landmark of lahore keeping in view future.and possession is available at the end of this year.

Hassan replied on Wednesday, May 25, 2011 02:13 PM PST @ Jameel – could you please elaborate by adding how many lacs 1 kanal option can be opt and in which areas?

Mohsin replied on Wednesday, May 25, 2011 07:50 PM PST The price you mentioned is very much reasonable, As told by chief guest that a good plot in F2 costs between 45 & 50 Lacs, and A grade construction for a ten marla house costs approx 40 Lacs!

wajid ali replied on Sunday, May 15, 2011 09:08 PM PST eden gardens is on an excellent location, beautiful wide roads covered with green belts.interchange is under constructions nearby eden gardens, and if metro underground stops confirmed then it will be far far from dream to have a house in a colony like eden gardens.i m not a broker but an ordinary pakistani,i visited this site on my visit to pakistan and have no doubt proud to be live in eden gardens. i understand the project is delayed but definately we get some benefits of it. now and later on.

Eden Gardens Extension Analysis AOA. What real estate market says about Eden housing , there level of commitment, quality, sincerity ?? What are the good and bad points regarding this new scheme Eden Gardens Extension. I am a hard earned employ and never wants to get in trouble by fixing my money. How do u see it as an investment ?? and if someone has to build a house over it after the possession.?? is it a good place to live with all facilities what eden gardens has been saying to deliver, if they deliver ?? what is the future of this land or society? i will appreciate ur concerns and suggestions thanking you in advance…

shahid khan replied on Wednesday, May 11, 2011 09:42 PM PST no doubt it is one of the best location i have ever seen. committed approach, main ferozepure road, beautiful road, with green belts, near to interchange, and chances of metro stop at maggo matti.prices r reasonable at present, but if interchange built and metro starts in operation then it will be far from facts to buy houses in eden gardens. eden is a relible company apart of its delay problems. but keeping in view its location, price and facilites in near future the delay factor is not so discussable.

Sajjad replied on Thursday, May 12, 2011 01:22 PM PST I am surprized to see reply from Mr Shahid Khan. Is the delay factor not so dicussable?. I got booked a small houses in Eden Gardens, for my living. The houses were suppsoed to be delivered in 2 years. It is more than two and half years now, but the construction progress is hardly 40%. I am afraid this society will take more than two years more. Eden is not completing their ongoing societies, instead they launch a new society every other day.

listen my voice replied on Thursday, May 12, 2011 03:34 PM PST i do agree with mr shahid khan remarks what he stated in his comments. in facts we people r very impatient and wish to achieve goals according to our wish and desire.edengarden project i think is a landmark of lahore in future. because of its approach, interchange, metro suggested stop. and if ganda singh border open with india for trade then i believe it would be a dream to have an house in eden gardens,

ahmed shahaab replied on Sunday, May 15, 2011 05:36 PM PST dear mr hassan i think u r going on a wrong way or definately making a mistake, i lives in london, and having full information that structure of houses has been fully completed, and finishing is on its way soon. u should be aware that roads and others works starts after the completation of house, they need machinery for driange and digging purposes so no need of machinery for finishing purposes. pls dont compare eden exten with eden gardens. eden gardens is far best and suitable for those having low budget. i visited pakistan in november and visited this colony.in my view and to the best of my observation this is of course a land mark of future lahore, if ganda singh border open and metro starts to opertate from here, just imagine, what dha did peoples bought files of phase 9/10 at the rate of 45/47 lakhs and now no one is interested to buy them even in 15 lakhs. what bahria did . at least it nothing with eden apart of its delay problems. make sure no one can offer u a house 2875000/- of 4.6 marla with all amenities and facilites. and even u cannot buy a 4.6 marla plot in dha with this rate. i think the above is clear but if u still in the middle of mixing up then i cannot resovle ur inner intention.

ali11 replied on Thursday, April 28, 2011 09:40 PM PST @ Ahmed Shahaab, At Eden Gardens several projects were launched. Like eden Dream Homes, Eden Gardens & Eden Lands. First project launched was Eden Gardens which were due to be handed over this year. So far Few houses are under construction, water tank etc, only main Road is Partially built. Eden also launched Eden Lands at the spot. These plots are due to be handed over mid next year. It seems unlikely as houses are not built in time, so it will effect the Eden Lands (plots) handover as well. I visited the society few days back and took some snaps. If you like i can email you for you idea. I also invested in Eden Lands keeping in view that it will be at Ring Road interchange, RMTS (Rapid Mass Transit Sytem) (which is like 5-7 years old project and so far nothing concrete has been done in this connection). Because of this LRMTS news, there is little stir in the market and agents are after sellers offering them only 70% or so of their investment and selling at whatever Allah knows better. Eden Garden/Lands will be good future investment keeping in view 1. Ring Road, interchange, 2. LRMTS (a far cry) 3. DHA 9/10 adjacent 4. Central Park & Bahria Nasheman societies on Ferozepur Road. 5. Great improvement of Ferozepur Road, (still going on) Please invest wisely.

Project may be good but when will be deliver and who will get possasion. Now a days Eden mostly projects delayed and construction works are very slow and does not seems that they can handover on time. examps Eden abad was due in 2008 and many other

Eden Effected replied on Friday, April 29, 2011 03:44 PM PST Please do not Invest with Eden. These are projects of two brothers Mr. Arshad Choudry and Mr. Amjad Choudry when they were together earlier than 8 years their all projects were credible and their name grow. But when they splited both are launching their projects with Eden Name but you can differentiate by their phone number. Both have one policy using their last credibility collecting money from people in short period say for 18 to 24 months and getting profit on your money for long period but their comitment is false extreamly. Now currently in 2009 I purchased their product of Eden Vista but their land is ready and with boundry but not constructing the infrastructure according to their comittment to give us possession in Jan-2011. This type of situation came becasue property prices are not going high as before. They only sold 20% of project we are from those 20% effected. Unfortunately we have paid 74% rest we stop becasue of no any develpement.

Eden Effecty replied on Monday, April 18, 2011 06:59 PM PST Up to serial no.20 deleived and the rest are in the air. what they have problem 1. All projects delay by 3 to 4 years 2. shahid khan replied on Monday, April 18, 2011 07:23 PM PST i have gone through the whole discussion and finally convey my fellings, tht i understand the eden having delay problems but this company is still one of the most reliable and strong organisation of pakistan.actually we people r very impatient and untolerable and want our money double in days.that is one of the reason where paksitan is stand now. greediness and hatred make our soul selfish and unscrupolous.we can wait for one kilo suger outside of utility stores with hottest weather but we cannot wait for the property to whom depends our whole life.

mehmood replied on Monday, April 18, 2011 09:13 PM PST 100% AGREED WITH MR SHAHID KHAN COMMENTS. WE BASICALLY WANT TO EARN MONEY BY HOOK OR BY COOK,THIS OFCOURSE MAKE OUR SOUL DEAD AND NUM.I HAVE TO HAVE TO UNDERSTAND THAT THERE IS NOTHING WRONG WITH EDEN APART OF ITS DELAY TACTICS.THERE IS NO FRAUD, NO TRANSFER PROBLEM, NO PANIC, NO HURDLE, AND EVEN NO HAZARD IN EDEN INSTEAD OF DELAYS.

Tariq Butt replied on Tuesday, April 19, 2011 08:38 AM PST Mr. Shahid and Mehmood. Please invest with eden housing and wait for 10 year and pay rent for the house if you are living in such house and then come to this fourm. Not all person investing money for return mostly people buying home for living.

shahid khan replied on Tuesday, April 19, 2011 03:26 PM PST mr tariq butt i have already two houses in eden gardens,if the reason is wait then what happened with the people who bought files in defence 9/10 at the rate of 45/47 lakhs and now after years and years no one is interested to buy them even in 15 lakhs now, so what is better defence or eden. bahria town converted its gardens now in commercial plots and make cheating openly in the market, does eden is doing the same, i think the things r now very much clear to u

Imran replied on Friday, April 22, 2011 09:50 AM PST shahid khan and mehmood. Eden City plot possession commitment was December 2003. Are your remarks “WE BASICALLY WANT TO EARN MONEY BY HOOK OR BY COOK” targeted for the folks who are awaiting possesion for seven years? One more thing you mentioned “NOTHING WRONG WITH EDEN APART OF ITS DELAY TACTICS.THERE IS NO FRAUD”. Take a look at the definition of “fraud” at http://www.thefreedictionary.com/fraud or any of your favorite dictionary: Fraud: A deception deliberately practiced in order to secure unfair or unlawful gain. Does seven year “DELAY TACTIC” not constitute a fraud? Fraud does not only mean running away with money, if that’s what you were thinking. Peace.

cmer replied on Tuesday, April 26, 2011 04:16 PM PST Eden people are big cheaters. Same has happened to me. I have booked house in eden dream homes. They promised to give possession in 3.5 yrs. Now, 2.5 years have passed and there is not a single development in that area. On the other hand if a customer fails to pay installment even with a single day delay, after a few days cancelation letter is isued to him and also fine is imposed on him. We must take them to court to protect consumer rights. For those who want to take action against Eden group, here is the suggestion. Write a complaint to “Human Rights Commission” Supreme Court of Pakistan, Islamabad and mention all the details. Ask them take a suo motto action and have this group revise the agreement that they do with their customers. Currently the whole agreement is in Eden’s favor. New clauses in favor of consumers should also be added, Such as no more than 30% of agreed amount will be payable to Eden if Eden fails to complete 30% of promised work within 30% of promised time frame, and there could be more such terms. Secondly they must be bound to complete thier work within promised time (with minimal level of variation) otherwise they cannot claim “Fine” from clients. Infact they need to payback to customers if they fail to fulfill their promise on time. For those who plan to buy property/home with Eden Group, PLEASE DROP THE IDEA TO BUY FROM EDEN, otherwise you will mull over decision in a very short time

Zohair replied on Saturday, May 28, 2011 11:15 AM PST In not so good old days, Eden used to give a delivery date, location map, layout plan and plot number. And after doing so did not fulfill its promise in all aspects. But now with current bookings they are not even providing these details on the pretext that Investors manipulate the market. So dear new investor God Help you with your hard earned money when you invest without even a written assurance where your plot is located and when you will get one. As far as positive comments on this thread; it appears these are either Eden employees or partners in deception of Eden Group, as these people are only justifying Eden Group and trying to justify that only these people have the right to double their money not in years but months. Lets put it this way out of 29 projects listed above the problems started from 15 onwards and are getting worse with each new project. Being a big name, there are good chances that this group will not run away like small time players. But be ready to have your plots moved around from one edge of the development to another on the map and be ready for a delay of at least 7 to 12 years. If you are booking a house don’t get impressed with model house do visit a completed project and ask people living in them and see the actual finish people get in the end. Few roads a park and grey structure is developed quickly and then work force is shifted to other new projects in booking phase, leaving the finishing of houses for years and that too happen when the people are frustrated and form some sort of group and pressurize the management or create problems for new bookings. The group chiefs Amjad, Arshad and sons, when approached with; lots of difficulty; pretend not to know of any of the problems. An example of extent of deception is; when Eden City people forced the management for progress in Eden City by road side protests and court cases, Dr. Amjad laid foundation stone of a Masjid in Eden City, but lo and be-hold the foundation stone and plan for the Masjid is no more there and the plan has now changed and we do not know if we have a Masjid in Eden City or not. May Allah help us, and give hidayat to these Qaroons of present day.

Arshad replied on Friday, June 3, 2011 07:10 PM PST I agree with all peoples blaming Eden Housing,

mk replied on Saturday, June 18, 2011 12:30 AM PST Assalamu aleikum I am saddened to read all the stories. There are those on this message board that ask us to be patient. Well in what authority do you ask for such a thing? There are some people with almost no means that are waiting for their homes that they have paid for. They have been lied to for a long time. In islam this is not permissible. If EH was truthful and came clean and then stuck to their commitments then I would show some more restrain. To me personally promisses were made by EH top management and then they stop replying. This happened on several occasions. I have had enough of the broken promises Eden Housing is making. I have started legal action against EH owners. I do not want to speak with anybody from their management. I will only accept their commitemnt in court from this point on. Depending on their reaction over the next couple of weeks I will decide on the next steps. Believe me there is much more that can be done besides the courts – In Pakistan and internationally. International law and banking regulations are much different now compared to 5 years ago. Owners will have no place to hide if we all decide to take action. We are in the hundreds. If we join hands and start an anti fraud movement in Pakistan then inshallah we can stop these kind of people. May Allah help and guide us all.

Rizwan Hanif replied on Saturday, June 18, 2011 12:50 PM PST AOA I am addressing to all the victims of Eden Housing whose houses were shifted from Eden Lane Villas 2 to Eden Abad and their tentative possession date was 2008-2009 as per agreement signed with Eden Housing. As an individual one can’t bear legal expenses and fight against a giant company but collectively if we go to court with 800 signatures on the petition then legal expenses will be bearable as well as proper voice could also be raised in court and later on in media as well. So lets’ join hands together on a single platform to recover our investment, markups and mental torture we are bearing for last many years. Any one please suggest a platform to share our contact no house no scheme name so that we can meet and decide how to proceed. please carry on. this is the only way to share our grief and get rid of mental torture

Rizwan Hanif replied on Saturday, June 18, 2011 12:56 PM PST I think the best way is to run this compaign by sharing our email addresses. Rest of information can then be shared on email. my email is rizwanhanif71@hotmail.com
